Owner Objective

Millennium Hotel Partners 2, LLC is a local developer in the Greenville, South Carolina area. Millennium was looking to construct a new Fairfield Inn Hotel in Duncan, South Carolina as well as masterplan the site for additional commercial space in the future.

After Millennium had purchased the site, the existing site was discovered to be a waste site for multiple other developments in the area.

CEC Approach

CEC was hired to provide civil engineering services for the development of Millennium’s proposed hotel site. The site has a large elevation change from one side to the other. SCDOT required its access drive to be located on the low side of the site, which caused a need for a 25-foot retaining wall to be constructed in the detention pond. CEC coordinated with SCDOT to obtain permission for access within the right-of-way and grading the site to allow for Millennium’s requests.

The existing site also contained an existing Stormwater detention pond that manages/treats multiple sites upstream. During redevelopment, the pond had to be retrofitted to manage the redeveloped site per current SCDHEC and Spartanburg County regulations, as well as the upstream sites that it already manages.

CEC also created a master plan for the site’s stormwater, plan for the future commercial space, and existing offsite water within the onsite retrofitted stormwater management pond.

The project began construction in early December 2017, with plans for completion in late 2018.
