Owner Objective

Transportation Insight (TI) is a third-party logistics provider. Before consolidating to one main campus, TI had office facilities across the City. Its goal was to combine all of the office facilities into one location, creating a 13-acre corporate campus within the downtown core district of Hickory, North Carolina. The new campus consisted of an existing Historic Mill building and existing several industrial buildings that were renovated and updated for office and fitness center uses.

CEC Approach

CEC was retained for the development of TI’s new Corporate Campus which included the restoration of a 40,000 square foot historic mill building for office use, the redevelopment of an existing 20,000 square foot industrial facility into a 27,000 square foot office facility, approximately 5,000 square of retail space, one soccer field with related open space, the development of a 25,000 square foot corporate fitness center complex, and approximately 550 parking spaces over 6 lots. In addition to the restoration, redevelopments, master planning, and overall development, CEC was also requested to include the coordination of the public/private partnership with the City of Hickory to provide the design, permitting and construction administration services related to the right and left turn lane additions on the multi-lane NC Highway 127, the widening of Main Avenue Way Southeast, and the development of a city parking facility which includes an extensive underground stormwater detention system.

As an economic development incentive, the City of Hickory partnered with TI to develop additional parking facilities that could be utilized by both parties. The public/private partnership developed new parking facilities, upgraded existing city maintained streets including the installation of street lighting, landscaping and the widening and turn lane additions on NC Highway 127. All work was closely coordinated with TI, the City of Hickory, the North Carolina Department of Transportation, and Duke Energy.
