Owner Objective
American Natural is a Pittsburgh-based company offering a new convenience store and fueling concept. Sites are generally located on 1.5–2-acre parcels along busy thoroughfares in areas of commercial development.
CEC Approach
The sites are challenging from a municipal permitting perspective as they need to be located at busy intersections where there is a lot of traffic congestion. To abate these challenges, CEC performs traffic studies and designs traffic mitigation measures.
CEC also assists American Natural by navigating the process of rezoning, variances, and other land development plan approvals while managing the overall schedule of entitlements to meet targeted construction dates.
CEC provides a full suite of services to support the projects including surveying, geotechnical engineering, traffic engineering, landscape architecture, and civil engineering services. Early test fits and due diligence allow American Natural to determine feasibility for each site.
CEC also provides site layout services including siting the building and fuel pumps for maximum visibility and car accessibility, detailed study of gas fueling truck circulation throughout the site, and extensive traffic engineering design.
CEC continues to work with American Natural on an ongoing basis.
