Owner Objective

Jones Homes, a residential developer based in Florida, acquired a 110-acre assemblage of land from the Howie Family Trust with the purpose of developing the site as a mixed-use project. The completed development will serve as an extension of downtown Waxhaw while also functioning as a transitional use from the existing rural and single-family residential common in Union County.

CEC Approach

The CEC team has studied design alternatives for the site for numerous clients over the past decade. Given that experience, CEC was aware of the importance the Town of Waxhaw placed on this site, the last large tract of land at the core of the Town. Engaging with the Town Waxhaw Planning Department, the Chairman of the Planning Board, and the Board of Commissioners at the outset of the project was paramount to understanding the Town’s vision for development. The design intent is to create an extension of the commercial core of the Town along North Broome Street. The amount of commercial and office space proposed by this project is nearly double what is present in downtown Waxhaw. This necessitated a significant residential component of density proposed with the multi-family, townhomes, and single-family product to support the commercial core of the project. Jones Homes expects to start construction of the development in 2026.
