Owner Objective

Nebraska Furniture Mart (NFM) has a history of over 85 years in the furniture sales industry. NFM was looking to utilize a similar footprint, aligning with the proven layout established at its completed development in The Colony, TX within the Dallas-Fort Worth metroplex. The ownership is looking to develop the 117+ acres into a mixed-use area for retail, entertainment, and other uses with the NFM store/warehouse at the center as a part of their newest expansion in stores within the country. This project was challenging in regards to both the size of the structures involved and the amount of coordination with outside consultants involved in other NFM projects happening concurrently to improve the area around the property in preparation for the completion of NFM CedarView. With the main buildings encompassing over 1.6 million square feet of land use, all aspects of gravity improvements (grading, storm, and wastewater) have proven difficult to make work with the site, while mitigating the overall cut/fill for the site. Additional information needed for the approval of the site has been obtained through coordination with several firms regarding improvements that are taking place within the Right of Way abutting the site and existing utility infrastructure.

CEC Approach

CEC’s approach to this project involved a heavy amount of coordination from other firms in order to stay on top of the constant changes the client would make due to effects outside of the control of the engineering teams from all firms. There were also many permits/approvals that were needed including: Preliminary Plan Approval, Final Plat approval, Early Grading Permit, Contributing Zone Plan (CZP) approval (TCEQ), and finally a Site Development Permit all within the same project. These were all done in addition to a Subdivision Improvement Permit that was obtained in association with a previous project CEC completed for NFM. This meant a change in one of these plans had an effect on all others that had to be accounted for while maintaining a stringent timeline imposed by the client. Our ability to maintain flexibility and freely communicate with all parties involved allowed for the current success of this project. Through CEC’s effort to date, all required permits from the City and State have been obtained. Construction is proceeding on site with a scheduled end date of Q3 2026. As construction continues and subdivision tenants are onboarded, CEC’s efforts will continue to revise the permit documents in conjunction with the needs and/or requests of the client.
