Rader Building Co. is a local property developer and builder in the Oklahoma City metro area. Rader Building Co. was looking to bring a mixed-use development to Edmond’s Downtown Urban District just west of the University of Central Oklahoma where there was high demand for student housing, retail space, office space, and restaurants.
The development included 15,000 square feet of retail and restaurant space, including a fourth-floor rooftop bar/restaurant; 15,000 square feet of office space; and 50 high-end, one-, two-, three-, and four-bedroom apartments.
This infill project posed several design challenges due to the fully developed area that contained existing structures and an array of existing utilities. Meeting current design codes was a challenge for CEC due to the age of the existing infrastructure surrounding the property. CEC’s creative thinking and high-level problem solving helped to overcome these challenges.
CEC maximized the developable area while taking into consideration the existing utilities, property setbacks, height regulations, parking, and new utility alignments. There was a balancing act to maximize commercial space while allowing for the maximum number of student housing units.
The project is fully permitted and should start construction in early 2019.
