Owner Objective

An 83-acre property located in the Cranberry Woods Business Park, in Cranberry Township, Pennsylvania, was to become the corporate headquarters for Westinghouse Electric Company’s nuclear design division. The Trammell Crow Company needed site evaluation and master planning services for this project. The goal was to design the site with the buildings centrally located and parking spaces for nearly four thousand employees as to blend into the natural landscape – and with reasonable pedestrian access. The topography of the property, with the presence of steep slopes and streams, also played a factor in the design.

CEC Approach

CEC developed a master plan, which included layout, grading, and earthwork studies to determine the feasibility of the proposed 1,000,000+ square foot campus. CEC’s final site plan concept had an equal distribution of parking spaces surrounding the buildings, utilizing terraced parking lots to conform to the existing terrain and allow natural treed buffers to remain, while preserving natural open space. CEC incorporated innovative stormwater quality best management practices (BMPs) into the site by designing planting strips between each bay of parking, with each functioning as a bioswale to improve water quality while managing stormwater runoff. These sustainable design elements helped the project to achieve LEED Certification in 2010. Under the LEED water efficiency category, the site was able to achieve a 50% reduction in potable landscape water use.

CEC’s master plan design was instrumental in the decision by Westinghouse to stay in Western Pennsylvania and to choose the Cranberry Woods location. Furthermore, Westinghouse retained CEC for the remainder of the site design and land development approval processes, including civil engineering, geotechnical engineering, surveying, ecological impacts permitting, environmental and construction monitoring services.
