Owner Objective
Transwestern Development Company (TDC®) is a U.S. leader in the development of logistics, multifamily, office, mixed-use and healthcare properties, with a pipeline of projects in process or completed since 2012 exceeding $9.07 billion. Transwestern was looking for a local engineering firm skilled at navigating the local permitting process for designing a mixed use development allowing the proposed structures to take advantage of the vertical zoning overlay. The goal of this project was to redevelop a failing shopping center built in the 1950s into a mixed use development that consisted of 405 residential units, 23,500 SF of retail, structured parking, public parkland, and private open space.
CEC Approach
CEC worked closely with the City of Austin staff throughout the entire design process to ensure resolutions for every comment. The team was able to obtain approval of the Site Development Permit for the construction of 3 separate buildings with a mix of uses in the ground-floor for two of the three buildings. CEC met with key decision makers prior to formal submission to obtain buy-in on the approach to parkland dedication, access, water quality measures, and mixed-use design requirements, which paved the way for obtaining a site development permit. As a result of community input, CEC worked in tandem with city staff to come up with creative solutions to assure the project was in compliance with city code requirements.
