Barshop & Oles is a privately owned, full-service commercial real estate development and management company in Texas, primarily focused on developing, acquiring, and managing neighborhood shopping centers within major Texas markets. Barshop & Oles has offices in Austin and San Antonio.
Barshop & Oles sought assistance with designing, permitting, and constructing a 50-acre tract known as Bar W Marketplace in Leander, Texas, a rapidly growing community outside of Austin that was the fastest-growing large city in the U.S. between 2018 and 2019, according to the U.S. Census Bureau.
Barshop & Oles’ goal was to develop a neighborhood shopping center anchored by HEB Grocery Company.
With a clear understanding of the client objectives, CEC’s goal was to provide the most profitable land transactions and leases as possible. CEC acted as the lead in the subdivision planning and site plan permitting efforts by providing critical coordination between the City, the client, and their marketing team.
The existing site contained a regulated waterway through the property, as well as several abandoned or undefined waterline locations. These waterlines required removal and vacation of easements, as well as additional plan reviews for public infrastructure plans. This included design and construction of 7,200 linear feet of public water line, and 450 linear feet of public waterline extension.
CEC met the permitting scheduling requirements to start the H-E-B construction timeline and to obtain leasing documents/exhibits secured for the client’s contractual requirements. Phase 1 construction is underway and is estimated to be completed in 2022. Plans are being finalized for Phase 2.
