Owner Objective

Ridgeline Property Group, LLC (RPG) is a privately held commercial real estate development and investment company operating throughout the United States. RPG was looking to develop a 558,600-square-foot Class A distribution/logistics facility on a 29-acre site located at the corner of Hixson Boulevard and the newly completed Maxwell Court. This development is located in Duke Realty’s Farm 840 Industrial Park which is located in the southeast quadrant of the Central Pike and I-840 interchange, in the City of Lebanon, Tennessee. The project is to be built on Pad 100.

The site is located within the City of Lebanon’s Planning and Engineering jurisdiction and is served by the Gladeville Utility District for Water, the Middle Tennessee Natural Gas Utility District, and the Middle Tennessee Electric Membership Corporation. Pad 100 is a rough-graded site that was blasted out of bedrock. The main entry road, Hixson Boulevard, and utilities are on the east side of the site.

CEC Approach

CEC was hired to provide master planning, due diligence, entitlement, infrastructure, site construction design, roadway design, permitting assistance and construction observation services for the new facility, which will feature concrete-tilt panel construction, 36-foot clear height, 56-foot column spacing, 62.5-foot speed bays, 96 dock doors, and 113 trailer stalls.

CEC provided engineering and landscape architecture construction plans for the site as well as roadway construction plans for the new Maxwell Court. CEC was retained for platting of the 29 acre site as well as the new roadway right-of-way due to CEC’s history on the Farm 840 site. Once roadway plans were approved, the plat could be signed dedicating the right-of-way for the project.

RPG received approval from the local planning commission and engineering department. The project was completed in December of 2018.
