Owner Objective
BBM Incorporated (BBM) is a privately owned company that develops and retains commercial properties. It developed the existing phases of Main Street Promenade, which is a mixed-use retail–office destination that appeals to shoppers, professionals, and diners of all ages. The project is located in the heart of Naperville’s downtown with heavy vehicular and pedestrian traffic. Considerable runoff passes through the site, requiring an innovative approach to the development’s stormwater management/storm sewer system.
BBM engaged the project manager because of referrals from past clients, familiarity with the property, and completion of similar projects in the City of Naperville. The project was phased over the course of more than 17 years, demanding accurate record-keeping for survey control, constructed infrastructure, and development agreements with the City. The project manager has been involved with the project since its inception.
Approach
Prior to joining CEC, the project manager reviewed existing hydrologic studies and reports previously prepared by an outside consultant to develop a stormwater management/drainage system for the entire development. The project manager prepared streetscape designs using the latest City standards and details, and prepared traffic control and protection plans so that traffic and pedestrian circulation could be maintained during construction. Additionally, the project manager prepared construction/entitlement documents and guided BBM through the building permit process for the phased development.
In 2017, BBM sold Main Street Promenade to Retail Properties of America, Incorporated (RPAI). To date, Main Street Promenade is viewed as a huge amenity to Naperville’s vibrant downtown.
